Property Bazaar acts as an online platform and facilitator connecting real estate buyers, sellers, landlords, and tenants across Bengaluru. We provide property listing, marketing, and lead connection services. Property Bazaar is not a party to any direct property purchase, sale, or lease transaction between users unless explicitly covered under a separate written agreement.

2. User Eligibility & Account Responsibilities

You must be at least 18 years of age and legally competent to enter into binding contracts under applicable Indian laws.
You are responsible for maintaining the confidentiality of your account credentials and for all activities conducted through your account.
You agree to provide accurate, current, and complete details during registration and listing creation.

3. Property Listing Guidelines & Accuracy

Ownership & Authority: Sellers, agents, or builders posting listings confirm that they hold valid ownership rights or legal authorization to list the specified property.
Accuracy of Information: Property descriptions, prices, floor plans, dimensions, and images provided must be truthful and accurate.
Compliance with RERA: Sellers and developers must ensure that listings comply with the Real Estate (Regulation and Development) Act, 2016 (RERA) and Karnataka RERA guidelines, including displaying valid K-RERA registration numbers where applicable.

4. User Conduct & Prohibited Activities

When using our platform, you agree not to:

Post false, misleading, fraudulent, or illegal property details.
Upload content that infringes on third-party copyright, trademark, or privacy rights.
Use automated scrapers, bots, or data extraction tools to gather platform content without prior permission.
Engage in fraudulent inquiries, spamming, or harassing other users or agents on the platform.

5. Intellectual Property

All website designs, branding elements, logo assets, software, and aggregated content on Property Bazaar are the exclusive property of Property Bazaar. You may not copy, reproduce, or distribute any content from the website without our express written consent.

6. Limitation of Liability

Property Bazaar makes reasonable efforts to verify listings; however, we do not guarantee the completeness, legal status, or accuracy of every listing submitted by third parties.
Users are strongly advised to perform independent legal verification, title checks, and physical inspections before making financial commitments.
Property Bazaar shall not be liable for any direct, indirect, or consequential damages resulting from transactions conducted between platform users.

7. Governing Law & Jurisdiction

These Terms and Conditions shall be governed by and construed in accordance with the laws of India. Any disputes arising out of or related to the use of this website shall be subject to the exclusive jurisdiction of the courts located in Bengaluru, Karnataka.
